Whilst letting is similar to selling your house or apartment, in that we will highlight its best features in a positive way, a prospective tenant will look at your property from a slightly different angle. Tenants are looking for a short to medium term home, usually to focus around a new place of work or a change in family circumstances.
There is an emphasis on the smaller details, such as, who lives in the building and the mix of age groups, through to where is the closest station and supermarket. Our lettings team keep a careful eye on current trends, new developments within an area, transport links and proximity of your property to restaurants, bars and shops. We will give you an opinion based on all of the above and the current demand for properties like yours.
Our aim is to find the right price to commence our marketing strategy in order to successfully let your property within the shortest time frame possible. Letting your property can be affected by external factors and we will advise you of changes in the market as soon as we become aware of them.
FEES
The Letting Service: 10% of Contractual Rent + VAT (Totalling 12% inc VAT)
Abortive Fee: £800.00 + VAT (£960 inc VAT)
The Management Service: 5% of the Contractual Rent (Plus 10% let only) + VAT (Totalling 17% inc VAT)
Decorating & Refurbishment: 10% of works cost + VAT (Totalling 12% inc VAT)
Setting up of the Tenancy Agreement: £75.00 + VAT (£90 inc VAT)
Property purchased by the tenant: Fee due 2.5% of the sale price
International telephone calls and courier charges: At cost
Inventory From: £90.00 + VAT (dependant on property size) (£108 inc VAT)
Managing when instructed to let only: £100.00 per hour + VAT (£120 inc VAT)
Check-in Check-Out: £30.00 + VAT for each (£36 inc VAT)
Home Checks: £25.00 + VAT (£30 inc VAT)
Renewals as per fee agreement
Licence Application: £200 + VAT (£240 inc VAT)
